Current Real Estate Market in Suffolk County

The Suffolk County housing market remains competitive, though some key indicators show signs of shifting compared to last year.

Home Prices Continue to Climb: 

  • Median home price: $660,000
  • Year-over-year price growth: +3.9% compared to May 2024

Home values in Suffolk County have continued to rise, reflecting ongoing buyer demand and tight inventory. 

Homes are Taking Longer to Sell:

The average day on the market is 27 days. This is a small increase from 24 days during the same time last year, suggesting a slightly slower pace but still a quick-moving market by national standards.

Fewer Homes Sold:

  • Total homes sold in May 2025: 1,006
  • That’s a decline of 76 homes from 1,082 sales in May 2024

This drop in sales may be linked to limited inventory and elevated prices, both of which are continuing to impact buyer activity.
